Why Is There Water Surrounding My Air Conditioning Unit?

How Does an Air Conditioner Operate?
Water passes regularly through your air conditioner as it functions. It begins its journey with the evaporator coil, which cools the warm air that passes over. The coil is very cold, and through the passage of warm air, it gradually builds up condensation. This moisture drips down into the drain pan before passing through the condensate line, which leads outside of your home.

Usually, the main cause of leaking in an air conditioner is a clogged drain line. The line can get blocked with dust, sludge, or mold, which means that the water may eventually leak outside of the unit and into the home. If this is the case, a professional technician has the tools to clear the clog effectively.

Alternative Problems
You should be changing your AC filter every one to three months, depending on the unit that you use. If you don’t change it frequently enough, toxic particles can make their way into your air circulation, which is especially uncomfortable for people with allergies or respiratory illnesses. 

But a clogged filter can also block the flow of air that runs through to the evaporator coil. This will eventually cause the coil to freeze over. When it melts, it can create too much water for the drain pan to handle. This can result in a leak around the unit.

You can prevent this by regularly cleaning or replacing your air filter. Once your AC is leaking, make sure to arrange for a tune-up so that a qualified HVAC technician can ensure that the problem is fixed for good.

It is also very common that you will see small puddles of water surrounding the Outdoor Unit. This is caused by the low temperature Suction Line that exits the Evaporator Coil and then travels into the Compressor. The low Temperature Refrigerant traveling through the Suction Line assists with keeping the Compressor Cool. Your Suction Line Piping should be Insulated with a black foam material called Armaflex to prevent moisture from accumulating. However within the Outdoor Unit there is a small section of Suction Line Piping that is not insulated which causes moisture to sweat from the piping. Don’t be alarmed by this moisture as this is normal.
